Montecito: Visionary Planning Fulfilled
Jose Yulo Jr. envisioned a community where he could share the beauty and rich heritage of Canlubang with family and friends. Ayala Land Premier and Mr. Yulo are seeing this vision though in Montecito.
Montecito’s inclusion in the portfolio of Ayala Land Premier’s distinctive communities comes as no surprise. Located on what was part of the Yulo estate and where Nuvali is now situated, Montecito complements the new standards of living that Ayala Land Premier envisions for Canlubang.
Jose Juan Z. Jugo (JJZJ), Head of Ayala Land Premier Land and Houses answers questions regarding Ayala Land Premier’s collaboration with the Yulos.
Montecito now joins ALP’s roster of distinctive communities. Tell us more about how this happened?
JJZJ: Ayala Land, Inc. (ALI) has had a long partnership with the family of Mr. Yulo on the properties around Montecito. That alliance has been very successful and fruitful. Therefore, it felt natural to extend the relationship through additional projects-Montecito was the answer because of its beautiful terrain, great views, lots of green, open spaces and even its own lake, It was a natural fit to our brand.
Creating distinct communities is one of the pillars of Ayala Land Premier communities. We felt that Montecito was the right project to address yet another niche-one that embraces gracious living and timeless values. Almost everything in Montecito, from the way the lakes welcomes those who enter its premises to the way one individual lot relates to the others around it-was designed to encourage a kind of gracious interaction.
What did Ayala Land see in Montecito?
Montecito’s promise is supported by a very strong backbone: the concept of family and friendship. Mr. Yulo took that real estate concept several steps forward. The design of the village was deliberate to make family and the closest of friends interact with each other.-the way good neighbors used to. Greenways between lots serve dual purposes. They ensure that there is enough space between homes for valuable privacy. But they also make it easy and conducive for neighbors to come together and bond whenever they choose to. The lake is another example. Not only is it a central water feature for visual appreciation. It is there for fathers to go fishing with their children, and for children to run and bike around without their parents worrying. Physical features like these, put together, crystallize that vision of gracious living and preserving timeless values. These are beliefs that Ayala Land Premier shares.
How is Montecito aligned with the existing projects of Ayala Land Premier?
Ayala Land Premier works around by five pillars of excellence: prime location, distinctive communities, unsurpassed quality, hassle-free service and worry-free ownership.
Montecito is surrounded by Nuvali, therefore as far as Nuvafli conveniences are concerned, Montecito enjoys similar advantages as other ALI projects within Nuvali.
What makes Montecito distinct in addition to the features mentioned earlier is the Locsin-designed Yulo estate within Montecito, and the land it sits on was so generously donated by Mr. and Mrs. Yulo to the community. Our designers are now working with Andy Locsin of Leandro V. Locsin Partner to convert that mansion into a village clubhouse that shall be called “Pasa Tiempo”. Never before have we had the opportunity in other projects to offer a clubhouse with such heritage to our residents. Interestingly, this former private residence is going to be the largest clubhouse we will have in our current portfolio of high-end projects.
Montecito’s quality is very apparent once you enter the grounds. Everything looks sharp and well-maintained. Ayala Land Premier’s involvement in Montecito helps to ensure that this quality will be continued and safeguarded all the more.
The last two pillars: hassle-free service and worry-free ownership are really measures of the high level of service standards we give to all our buyers across our projects. We have worked very hard to ensure that the servicing one buyer receives in one project is of the same quality as another would get in the others. There are very strict practices we apply in our projects to ensure that our buyers and residents are satisfied to their expectations. Montecito is not going to be an exception. We have embraced it and made it one of ours-and with that comes everything else that comes with the brand.
What new project features will you be adding? What can residents look forward to doing in Montecito?
The major facilities such as Pasa Tiempo’s renovation and a Locsin-designed chapel will be completed by 2011. There will also be a few residential blocks and road networks that we will be redesigning to make the lot cuts more homogenous with each other.
Would you say that Montecito is centrally-located? What are the nearby schools, hospitals, business districts and lifestyle centers?
There are two ways to answer this: the immediate and the forthcoming.
The immediate way is to say that Montecito if a five-minute drive away from the heart of Sta. Rosa. As we know, Sta. Rosa has become a
bustling, highly-respectable town filled with very exclusive communities (several of which are ours), shopping centers, medical facilities and top private schools such as La Salle and St. Scholastica’s. The second answer is that Montecito is embraced by Nuvali. As we know, ALI is developing Nuvali as the regional center of the South-a regional powerhouse development. Being the next major center in the country, one can expect even more developments to come in time. All of these forthcoming developments such as a business district, retail hub, BPO campus, and others will be accessible from Montecito.
Also key to note is now that Montecito is now part of Ayala Land Premier’s portfolio, its main access is now through the Nuvali Spine Road coming from either the Sta.Rosa-Tagaytay Road or in a few months, through the road we are building from the Mamplasan exit. A true convenience coming from the circuitous backroads one had to pass before the partnership was forged.
Tell us more about “Welcome back to how life once was.” campaign. How does this tie-in with Montecito? How do people develop stronger family ties and a real sense of belonging in a community?
During our partnership talks, I had the privilege of personally getting to know some of the family members who saw the project rise from the start of development. And throughout our discussions, I could tell that family and community were truly the backbone of the project’s vision. The project was intentionally designed to foster interaction with family and neighbors. Almost like a sequence of steps beginning with the welcoming breeze by the lake and culminating with the laid-back Pasa Tiempo experience, Montecito reminds us of things which really matter most. And the design encourages its residents to live those values-gracious living, neighborliness, being part of something important, and creating one’s own legacy. The elements and features in Montecito not only help us see this, they help us live them through again.
